Noelle Neff
Noelle Neff is the founder and CEO of her photography studio based in Miami. She is a graduate of the University of Miami. She grew up loving English, but her talent for great shots soon became a great attraction. When young, she took a keen interest in wedding photography. While she started taking photographs in mock weddings, family member’s occasions, and neighborhood events, always without pay, it did not take long before she discovered the talent.
She narrowed her scope in school to pursue arts and more importantly, visual arts. She did not, however, end her interest in just enrolling for a course; she extended her experience by taking secondary and primary roles in all types of photography gigs. Most clients were amazed by her work to the point that she could hardly manage the demand for her services.
Noelle Neff took pictures of anything she came across while learning in school and tried to implement it. Her ability to capture details succinctly saw her hobby transition into a full-time career. The move propelled her into celebrity status with his photography studio, Noelle Neff Photography, getting a waiting list of clients. Today, she only specializes in wedding photography.
What do you know about the real estate industry?
While my real estate experience does not spread over as much as my photography, I am conversant with the demographics of my neighborhood here in Miami and its property demands. I believe that a real estate marketing campaign should be tailored to suit a specific location to reach the target audience.
Have you ever sold real estate? How did you make it happen?
Not directly. However, I have a stable of clients who require architectural photography for their real estate marketing. When you are a photographer, being attentive to details helps you capture unique elements.
How much experience do you have in buying or selling real estate?
My interaction with the real estate industry spans over three years. However, it was not until 16 months ago that I facilitated a real estate firm with photography services for her website.
Have you ever made a sell or a purchase you have regretted?
Presently, I am yet to make a real estate transaction.
What advice would you give inexperienced people who want to buy or sell?
Selling real estate, just as photography is different from other commodities. As a buyer, this is something you want to get right the first time. A sale is not a lease which you can terminate at the end of a contract if you find it not up to the expected standards. Make sure that what you are promised is what you get and that the property is located in an ideal location close enough to amenities commensurate to your lifestyle.
On selling, it is essential to have some background information about the buyer so that you can appeal to their emotions. Also be formal and know your property well. While pitching, reference your experience, professional body affiliation, and your agency’s credibility.
What have you found out to be the best way to market property?
Recently I was researching and realized that quite a good number of prospective buyers search online for locally available listings. For me, the best way would have to be online marketing strategies for the property you intend to sell. This could be setting up a real estate website with relevant social media plugins to enhance sharing. You should have the displayed content accompanied by high-quality photographs of the real estate you intend to sell. You could also use time-lapse photography for quick tours through the property.
What tools do you believe are essential for success in the real estate industry?
I believe that an essential resource a realtor can have is the existing clients. Research shows that 75 percent of real estate business comes from word of mouth referrals. You, therefore, have to ensure that you invest in existing clients so they can give you convertible leads for you to succeed in the real estate industry.
What has real estate taught you about life?
Not much yet! Never, in my wildest imaginations, thought that I would merge my photography with other businesses.
How can you use what you have learned in real estate to succeed in other areas?
Whenever I get a client, I research his or her world extensively to capture what he or she wants. I do the same to real estate.
