What do you know about the real estate industry?
I am an expert in the real estate industry. My talents lie in developing new properties and managing existing buildings. This dual-pronged approach means that I have my finger on the pulse of the real estate market in Sheffield and the surrounding area.
Have you ever sold real estate? How did you make it happen?
My experience is mostly in developing and managing real estate, though I have sold a few properties over the years, mostly residential homes. I sold my home several years ago when we needed to upgrade due to our growing family. Making the sale happen took patience and time. Ideally, I would have waited until the recession was over before selling the property, but our family needed to move.
Have you ever made a sale or a purchase you have regretted?
My first home was a fixer-upper, and in retrospect, I should not have bought it. I ended up putting so much money into it, I lost money on the sale. This taught me a lot about the real estate market. I wish I hadn’t learned that lesson the hard way, but that’s the way life goes at times.
What advice would you give inexperienced people who are wanting to buy or sell?
Be patient. Don’t make impulse decisions. Make sure that you have thoroughly researched all aspects of the sale. If you are buying an investment property with existing tenants, try to find out as much about them as you can. If you can work with your tenants in a positive manner, you will be able to minimize turnover and keep your costs down.
What have you found out to be the best way to market property?
Online listings are the bread and butter of marketing these days, but I believe in creative approaches as well. It’s useful to find local businesses which are outgrowing their space or need to upgrade. Being close to the business community helps with this a great deal. Word of mouth is everything in a city like Sheffield. Trade publications are another useful avenue for marketing.
What tools do you believe are essential for success in the real estate industry?
I believe that honesty is the first requirement for success. It seems like too many people in real estate have the attitude that it is all about competition and that it’s all about the numbers. To keep tenants happy, you have to consider their needs. If you aren’t honest with your tenants, you may find that you have serious problems down the road.
What has real estate taught you about life?
Real estate is my life, so it stands to reason that I have learned many lessons. The biggest one that I can share with you today is that every aspect of the deal needs to be thought through. Real estate, like life, involves close attention to detail. Be sure that when you are dealing with a tenant that you have all of your cards on the table. There is no reason to hide anything from them. If the building has any maintenance issues, you must be honest.
How can you use what you have learned in real estate to succeed in other areas?
It’s always important to be honest and to focus on the details. Make every client feel special and you will create loyalty, which leads to greater profits.
Do you have a mentor who taught you what you know?
Yes, my first employer when I was managing properties. I am grateful to him for helping me start a new career.
Do you have a feedback system? How does it work?
I don’t have a formal feedback system, but that would be a good idea going forward. I may try incorporating this into my daily work.
