Dymphna Boholt

After being featured in “Secrets of Property Millionaires Exposed,” Dymphna Boholt has turned her focus to education and mentorship through a new venture called “I Love Real Estate.”
With a keen interest in all matters relating finance, Dymphna’s career as an investor began much earlier than most. At the age of four years old, Dymphna set out to build a valuable asset portfolio despite being able to claim only one single asset: a cow. Over time, however, Dymphna bred her cow with other cattle until her sole asset became a valuable portfolio made up of an entire herd of cattle. In order to finance her education at Canberra University, Dymphna sold her herd and ultimately went on to earn degrees in economics and accounting.
Although her academic excellence was rewarded with her pick of job offers from prestigious firms throughout Australia and beyond, Dymphna always felt somewhat unfulfilled by the simple fact that she was trading her time for income and was not building the kind of wealth that would allow her to truly enjoy all that life has to offer.
After listening to a lecture given by Dr. de Roos, Dymphna realized that property investing represented a path toward financial freedom through passive income generation. Following her remarkable success as an investor, Dymphna has since remained committed to teaching and mentoring others on the varied subjects falling within her specific expertise.
1. What do you know about the real estate industry?
So much that I don’t even know where to begin. I’ve been investing in real estate since 2000, and I’ve also authored several books and articles on the subject.
2. Have you ever sold real estate? How did you make it happen?
Yes, I have sold real estate on many occasions and believe that my success is largely due to the diligence with which I approach every investment.
3. How much experience do you have in buying or selling real estate?
I’ve been buying and selling real estate since 2000, and in my first year alone I put together an investment portfolio worth $3.5 million along with $1.55 million in equity.
4. Have you ever made a sell or a purchase you have regretted?
I can’t remember a specific instance in which I regretted a purchase or a sale, but my goal in buying and selling is to make sure the overall investment portfolio is sound so that any regrettable purchase or sale is unable to have a devastating impact on the investor.
5. What advice would you give inexperienced who are wanting to buy or sell?
There is so much guidance I’d like to provide, so my advice would be to do as much research as possible and to read the many articles and books I have published on real estate over the years.
6. What have you found out to be the best way to market property?
When you select the best properties, the marketing approach is far less important. My advice is to focus on selecting the properties that are going to need the least amount of marketing.
7. What tools do you believe are essential for success in the real estate industry?
I thrived under the guidance of a wonderful mentor in Dr. Dolf de Roos, so I believe that it is invaluable to have access to a dedicated mentor, especially in the early stages of an investing career.
8. What has real estate taught you about life?
It has taught me that the truly prosperous are those that have more than just financial wealth; they also have the time available to truly enjoy their wealth.
9. How can you use what you have learned in real estate to succeed in other areas?
I have always deeply valued education, and my commitment to education has been central to my success as a real estate investor. This is something that can be easily applied to every facet of one’s life.

Yes, and I am very thankful that Dr. de Roos was willing to serve as my mentor.
11. Do you have a feedback system? How does it work?
Yes, there are several ways I secure feedback, including through the digital platform I recently founded. While those systems are effective, my preference is to communicate directly with my mentees in order to gain a deeper understanding of their individual experience.
