David Buck

What do you know about the real estate industry?
I don’t have a lot of experience with real estate, but I have bought and sold a few properties. I originally bought my apple orchard when I had just graduated from college. I wanted to get right into the industry and start applying what I had learned. I went into buying my orchard with very little knowledge of real estate.
Have you ever sold real estate? How did you make it happen?
I sold my first apple orchard several years ago. Selling an orchard is challenging because the potential field of buyers is much smaller than other types of commercial land. I was also very concerned that the orchard sold to someone who was planning on keeping it open, not to a developer who would change the land use.
Currently, my partner and I live in a beautiful home with a small orchard that I use to practice my horticultural arts.
How much experience do you have in buying or selling real estate?
I don’t have a huge amount of experience. Buying and selling commercial real estate is a complex undertaking. I was lucky that I had a great realtor and also a great real estate lawyer to protect my interests.
Have you ever made a sell or a purchase you have regretted?
No, I haven’t. I have been satisfied with all of my real estate deals. I feel like we could have held out for a little more money when we sold the orchard, but we were right on the line where the buyer could have walked if we asked for any more. I trusted my realtor to handle that aspect of the negotiations.
What advice would you give inexperienced who are wanting to buy or sell?
Make sure you do your research. Find out everything you can about the home or property you’ll be buying. Talk to your prospective neighbors. Find out about any potential issues that might impact your home or your business down the road.
What have you found out to be the best way to market property?
For the orchard, advertising in trade publications was perfect. We wanted to find a buyer who would keep the orchard open. For my home, I made sure that it was searchable on as many online platforms as possible. The mobile apps where you can look up any sort of information on a house are so valuable.
What tools do you believe are essential for success in the real estate industry?
Trustworthiness, smart business fundamentals, and a willingness to take measured risks seem to be the most important parts of succeeding in real estate. It also helps to be as friendly and open-minded as possible. Realtors need to deal with a wide variety of people in order to succeed. A smile goes a long way.
What has real estate taught you about life?
It taught me to be patient. It also taught me that I could achieve my dreams if I went about them the right way.
How can you use what you have learned in real estate to succeed in other areas?
Real estate lessons definitely apply themselves to other areas of my life. Being a farmer, I need to practice patience and care.
Do you have a mentor who taught you what you know?
I have had many excellent mentors. The family who sold the orchard became an unexpected source of knowledge. I walked throughout the entire property with the gentleman who had taken care of the trees for the past forty years. His knowledge was invaluable.
